‘Arley’ has changed hands only once in its 400 year history, through private exchange between Lord Farnham and the current owner, a well-known retired businessman. The land was previously the site of a holiday home for the Lords Farnham and their guests. The present owner acquired the property over 30 years ago and constructed, without regard to cost, an impressive house in the antique taste. It’s bay windows, high ceilings and French doors showcase a wide-ranging collection, gathered by the owner over the past sixty years. Accessed through a sweeping driveway lined with rhododendron and mature trees, it is a very private estate. And a perfect choice for it’s new owner, a famous Hollywood personality.
The house, with fine southerly views, rests on the shores of Lough Sheelin, one of the finest trout fishing lakes in Europe. In keeping with the site’s past history, it has been used as a well-staffed luxurious holiday home for the family of the current owner. Retired for over a decade, the owner has decided to downsize his portfolio and we are honoured to have been instructed to sell the entire contents. Also in this auction will be Lots from other properties that have been sold. Estimates range from €10 to €10,000 and comprise items ranging from general household to antiquity. It is, without doubt, one of our most interesting auctions to date.
The Lodge will continue in use as a very private family holiday home, following a planned immediate extensive refurbishment by the soon-to-be new owners. Given the amount of lots in this auction, and the time restriction imposed on the auctioneers as regards cataloging, viewing is highly recommended.

The Highest Bidder to be the buyer. If any dispute arises the auctioneers shall have absolute discretion to settle it and put any disputed lot up again for sale.
All buyers are deemed to have read and understood our methods of payment, as outlined here; Cash, personal cheque, Lazer Debit Cards. Visa and MasterCard credit cards are accepted but are subject to a surcharge of 3%.
All buyers Accounts are to be settled within 24 hours of commencement of auction.
Buyers premium 19.5% excluding Vat. For Outside Auctions & House Contents Auctions Buyer’s Commission is also 19.5%. Vat at 23% will Apply to this Commission.
All lots are put up for sale subject to any reserve price imposed by the vendor.
While the possession in a lot shall not pass to the Buyer until he/she has paid the purchase price in full, ownership of the offered lot shall pass to the buyer upon the fall of the hammer when the auctioneer announces the lot has been sold. From which point the buyer shall assume full risk and responsibility for the lot. The buyer – if requested – is to give in full their full name and address, again, if requested, the buyer to pay down a 50% part payment of the purchase money: in default of which the lot or lots purchased may be immediately put up again and resold.
All lots are sold as shown with all faults, Imperfections and errors of description or of genuineness of authenticity. Messrs. Matthews Auction Rooms makes no warranty whatsoever. See (10).
The lots to be taken away at the buyer’s risk and expense, not later than 5.00pm on the day following the sale; in default of which Messrs. Matthews Auction Rooms will not hold themselves responsible if the same are lost, stolen, damaged or destroyed. They will be left at the sole risk of the purchaser and subject to a charge of 10 euros per lot per day storage charge. If, at the expiration of two days after the conclusion of the auction (unless otherwise agreed) the lots are not cleared and/or paid for, they may be sold immediately either publicly or by private treaty without notice being given to the defaulters.
It is the buyers’ responsibility to measure any item to ensure it can be accommodated in its’ intended location. All buyers must check their purchases before the lots leave the building. Matthews Auction Rooms will accept no claims for loss or damage thereafter.
Upon failure of the buyer to comply with any of the above conditions, any money deposited in part payment shall be forfeited; and the defaulter shall make good any loss arising from the resale, together with charges & expenses in respect of both sales.
Care is taken to ensure that any statement as to ?authorship, attribution, origin, date, age, provenance and condition is reliable and accurate but all ?statements are statements of opinion and are not to be taken as statements or representations of fact. The auctioneers reserve the right in the forming of their ?opinion to consult and rely upon the expert or Authority reasonably considered by them to be reliable.
Written bids (“Commission Bids”) shall be taken and carried out for the convenience of the bidders. Messrs. Matthews Auction Rooms shall not be responsible for failing to execute such bids or errors relating to the execution of such bids.
Live telephone bids are accepted at the auctioneers discretion, but only on lots with an estimate of 300 euros upwards.
